The iconic Gulshan Shopping Centre, a historic establishment in Gulshan-1 with almost five decades of history, is undergoing demolition amid a complex legal saga lasting over 15 years.
Recently approved by the court, the demolition is making way for a new building, raising questions about the circumstances leading to the dismantling of this longstanding landmark.
Former shop owners from Gulshan Shopping Centre allege coercion in the relinquishment of their shops, challenging the court-approved demolition. The origins of this controversy date back to 1975 when the DIT (now Rajuk) granted a 99-year lease for land in plots 14, 37, 41, and 43 of Gulshan to companies named “Banichitra” and “Chalachchitra.”
The complexities intensified in 2006 when Shanta Holdings entered an agreement with the two companies, eventually leading to accusations of irregularities in August 2023.
Shop owners, expressing concerns about potential loss, filed a case in 2007 against the agreement. Their contention stems from the fact that they believed they were rightful owners after purchasing shop positions during 1977-78.
Legal battles ensued, with significant events like a 2016 court ruling in favor of traders, only to face subsequent challenges. Fire safety concerns in 2017 and subsequent notices declaring the building unfit added layers to the dispute.
Amidst prolonged legal battles, a compromised solution was reached in 2021, with shop owners receiving compensation or seeking allocations in the new building.
Despite assurances to vacate post-Eid-ul-Fitr 2023, the sealing of Gulshan Shopping Centre in July 2023 led to protests and clashes.
Shop owners, while regretful about the demolition, express concerns about their future in the new building and the limited space available for new store allocations.
